CBD Joint Venture with Coro Realty Advisors Revitalizes Key 2-Acre Site
Alpharetta, GA — In a strategic public-private partnership, the City of Alpharetta and Atlanta-based Coro Realty Advisors have successfully transformed a prime 2-acre parcel in the heart of downtown into a vibrant mixed-use development, reinforcing the city’s commitment to thoughtful growth and urban revitalization.
The project, located within Alpharetta’s Central Business District (CBD), features approximately 7,000 square feet of retail and office space and the construction of a new half-mile road that improves connectivity and pedestrian flow in the downtown area. The venture represents a carefully executed blend of infrastructure improvement and economic development, aimed at enhancing the community’s walkability and commercial appeal.
Among the early tenants who have helped bring the project to life are Aira Salon, a full-service local beauty destination; a beloved neighborhood diner serving classic Southern fare; and professional office suites that cater to Alpharetta’s growing demand for boutique commercial space.
Instrumental in guiding the development through its complex planning and regulatory phases was Brian Patton, then the city’s Zoning Administrator. Patton worked closely with Coro Realty Advisors throughout the site planning, rezoning, and entitlement process, ensuring the project aligned with Alpharetta’s long-term vision for downtown revitalization.
One of Patton’s key contributions involved reimagining the surrounding roadway to better serve both businesses and visitors. Working hand-in-hand with the city’s engineering department, Patton helped redesign the existing road to include on-street parallel parking—a move that improved accessibility and supported retail activity. By strategically realigning and narrowing the existing roadbed, this enhancement was achieved without requiring significant renovation to the original infrastructure, offering both cost-effectiveness and minimal disruption during construction.

The newly constructed road, now fully integrated into the city’s traffic and pedestrian network, has opened up access to previously underutilized land while supporting future development opportunities around the downtown core. The project also complements nearby investments such as Alpharetta City Center and Avalon, creating a seamless urban experience that blends history, commerce, and community.
