Commercial Broker Brian Patton Leads Acquisitions of Olive Garden, Starbucks, Multifamily Communities, and a Redevelopment Site in Downtown Alpharetta
DAWSONVILLE, CUMMING & ALPHARETTA, GA — A group of North Georgia-based investors, represented by veteran commercial real estate broker Brian Patton, has significantly expanded its holdings through the strategic acquisition of several high-profile, income-producing properties along the growing Georgia 400 corridor.
The purchases include the Olive Garden restaurant adjacent to the North Georgia Premium Outlets in Dawsonville, a Starbucks and Tropical Smoothie Café dual-tenant property at Browns Bridge Road and GA 400 in Cumming, and the future redevelopment site of a Wells Fargo bank in historic downtown Alpharetta.
“These properties represent strong, stabilized income in fast-growing markets,” said Patton, founder of Brian Patton Commercial. “Each location has been carefully selected for its visibility, traffic counts, and long-term potential.”
In addition to these retail and redevelopment investments, Patton also recently represented other investor groups in the acquisition of two multifamily residential properties: Hutchison Place Apartments and Cherokee Oaks Townhomes, both located near downtown Cumming. These properties offer consistent rental income and long-term appreciation potential amid Forsyth County’s rapid residential growth.
“These multifamily communities are well-located and provide strong returns,” Patton added. “The combination of retail, redevelopment, and residential assets helps these investor groups balance immediate cash flow with future value-add opportunities.”
“These are the kinds of properties that grow in value over time, especially in markets like North Georgia,” Patton said. “We’re proud to help our clients secure high-performing assets with long-term upside.”
